How to Choose a Sports Court Contractor in the UAE: 12 Questions to Ask Before You Sign

The best sports court contractor in the UAE for your project is the one that can show you finished courts of the same type, give you a line-by-line specification, explain who does each layer of the work and put the warranty and maintenance terms in writing. Price comes after those four. A cheap quote that hides any of them usually costs more by year three. We’re a contractor, so read this with that in mind. But we also get called in to fix courts other companies built, and the problems almost always trace back to a decision made before construction started. A missing drainage layer that was never in the quote. Turf that was “equivalent” to the one specified. A warranty that turned out to cover the carpet but not the installation. These questions are designed to catch those things early.

How to Choose a Sports Court Contractor in the UAE: 12 Questions to Ask Before You Sign

1. Can I see courts you’ve built, of this exact type?

Not photos on a website. Real courts you can visit or call the owner of. A company with strong football pitch experience isn’t automatically good at panoramic padel, and the reverse is also true. Ask for two or three references for your type of facility, ideally at least two years old, so you can see how they’ve aged through UAE summers.

2. Who will actually do the work?

Many projects are sold by one company and built by several sub-contractors. That isn’t always bad, but you need to know. Ask who handles civil works, who installs the structure, who lays the surface and who you call when something goes wrong. One accountable team is simpler. Several sub-contractors means several places for blame to land.

3. Is your trade licence valid for this activity?

Check that the company’s UAE trade licence covers the activity it’s contracting for. Ask for a copy. If the project needs municipality or community approvals, ask who prepares and submits the drawings.

4. Can I have a line-by-line specification?

A proper quote lists every layer: excavation depth, sub-base, slab thickness and reinforcement, drainage, surface product and manufacturer, thicknesses, glass thickness, lighting levels in lux, equipment. A quote that says “padel court, complete” or “football turf, premium quality” can’t be compared with anything, and can’t be enforced.

5. Do you survey the site before pricing?

Any contractor who gives a firm price without seeing the site is guessing about the ground. In the UAE, the ground ranges from loose sand to rock to soft coastal soils. A site survey that checks soil, levels, drainage and access is the only way to price groundwork honestly.

6. Which standards will the finished court meet?

Ask which standard applies to your surface and how it will be shown: FIFA Quality criteria for football turf, World Athletics for running tracks, FIP dimensions for padel, EN 14904 for indoor sports floors, EN 1177 for playground safety surfaces. Ask for manufacturer test certificates for the products being installed.

7. What exactly does the warranty cover?

There are usually two warranties: the manufacturer’s on the product, and the contractor’s on the installation. Ask for both in writing, with durations and what voids them. Many turf warranties, for example, require documented maintenance.

8. How do you handle UAE heat in the build?

This is a good test of real experience. A local contractor should talk confidently about scheduling resin and concrete work away from peak heat, curing times in summer, UV-stable materials and expansion allowances. Vague answers are a warning.

9. What does the programme look like?

Ask for a written programme with milestones: survey, approvals, groundwork, curing, structure, surfacing, handover. Ask what happens if the contractor misses a milestone.

10. What is the payment schedule?

Staged payments linked to completed milestones protect both sides. Be cautious of very large up-front payments before any work or materials arrive on site.

11. What happens after handover?

Ask whether the contractor offers maintenance, what it includes and how fast they respond to a fault. A padel club with a broken door or a dark court on a Friday evening is losing bookings by the hour.

12. Can you explain your quote to me in person?

A good contractor will happily walk you through every line and tell you where you could save money and where you shouldn’t. If the answers get vague when you ask why something costs what it does, keep looking.

Red flags to watch for

The big four are a firm price without a site visit, a specification with brand names replaced by “or equivalent”, no named references for your type of court and a warranty that exists only verbally. Any one of them is reason to pause.

How we answer these questions

We’ve built sports facilities across all seven Emirates for over 12 years, with in-house manufacturing of court structures, certified installers and site engineers, and one team accountable from first survey to handover and maintenance. Frequently asked questions

1. How do I find a reliable sports court contractor in the UAE?

Ask for references of the same court type, visit finished courts, check the trade licence and compare detailed specifications, not just prices.

2. Should I choose the cheapest quote?

Only if it specifies the same layers, products and warranties as the others. Cheaper quotes often leave out groundwork or drainage.

3. What should a sports court quote include?

Every layer from groundwork to surface, product names and thicknesses, lighting levels, equipment, programme, payment schedule and warranties.

4. Why does a contractor need to visit my site before quoting?

Ground conditions, levels, drainage and access vary greatly in the UAE and drive a large share of the cost.

5. What warranties should I expect?

A manufacturer’s product warranty and a separate contractor’s installation warranty, both in writing with clear conditions.

6. Is it better to use one contractor for everything?

One accountable contractor from groundwork to surface reduces risk, because there’s no question of who is responsible for a fault.

7. Who arranges permits and community approvals?

It varies. Ask before signing. We prepare the drawings and guide clients through community and municipality submissions.

8. How long should a sports court warranty be?

It depends on the surface. Flagship flooring systems often carry 5–10 year performance warranties, while installation warranties are often shorter.

9. What are signs of a poor-quality installation?

Ponding water, visible dips, lifting seams, cracked coatings, loose glass or bolts, and uneven lighting within the first year.

10. Does Forsan offer free site surveys?

Yes. Our engineering team visits the site, discusses your goals and follows with a tailored design and transparent quote.
